  • Three storey library (including integral basement) with up to ten storey residential apartments over. Main structure in RC frame with steel frame penthouse units at high-level (3D visuals above).
  • Three storey (including integral basement) steel framed leisure centre, gym and swimming pool.
  • Five and six storey residential apartments in RC frame, adjacent and opposite to the new leisure centre.

PEP are working as civil and structural engineering design consultants for the Jubilee Group on a prestigious mixed development overlooking the main harbour on Guernsey.

Two buildings are being constructed, with a combined value in excess of £40million. These consist of a 6 storey steel framed office building with an integral 2 storey basement, plus a four storey residential block over 2 storeys of retail premises. The second block also incorporates a basement car park, plus a leisure pool.

PEP were appointed as civil and structural engineering design consultants for this mixed development, including 2 storey retail units with 2, 3 and 4 storeys of residential development above, a 4 storey landmark building, a multi-storey car park and seven storey hotel and apartments.

The existing site has a lively and active market that is operational three days of the week and has to continue trading throughout the development. There is extensive demolition on the site, services diversions and the work is adjacent to existing occupied buildings.

 
         
 
 
         
 

Castle Lane - Bedford

 
         
     
         
 

A Design and Build project in the centre of Bedford for Complex Developments Projects Limited. 

The project comprises 107 apartments and live-in work units in four blocks, each block ranging from four to seven storeys in height, over restaurant and retail premises at ground floor level. The blocks are generally of flat slab, reinforced concrete framed construction, with the exception of the upper storey penthouse levels which incorporate elements of steel framing.  The development is close to the town centre shops, and the historic Castle Mound and river frontage along the Embankment.

The site is historically very sensitive, with the eventual foundation solution of highly loaded, large diameter piles dictated by the archaeological requirement to limit below-ground disturbance to an absolute minimum. As such no pile clusters were permitted, and the overall piling solution had to be limited to 2% of the overall development area. PEP’s value engineering of the tender stage foundation scheme resulted in significant cost savings.

A Design and Build project in the centre of Cambridge for Land Securities.

The project provides retail and residential units on an extremely confined site sandwiched between Emanuel College and Christ College. As a result there have been significant Party Wall issues to resolve, plus the need to work around congested existing services in Christ Lane. It has also been necessary to divert an existing adopted storm sewer.

The building structure consists of two storeys of traditional steel framing to create the retail units, with one and two storeys of apartments over. The apartments are constructed from a proprietary cold-rolled steel framing system in order to keep loads down on the traditional steel frame beneath. Composite metal deck floors have been used for the retail units. The structure is supported on piled foundations with an insitu concrete suspended ground slab.

 
         
 
 
         
  Fawkon Centre - Hoddesdon  
         
     
         
 

A new build development in the centre of Hoddesdon for the Beadie Group. PEP were novated to design and build contractor BMH Construction for this project, to provide 47 apartments over ground floor retail units, offices and a doctor's surgery. The development includes underground car parking.

The mixed-use blocks are five stories high (including the basement car park) and utilise reinforced concrete flat slab frame construction with traditional masonry cladding and tiled roofs. The basement box is constructed using secant piling to form a perimeter cut-off wall, plus an insitu concrete basement slab. Foundations are piled.

The construction works were complicated by the need to maintain a public right-of-way across the site, which was particularly awkward during excavation and construction of the basement box.
